Spanish law requires every non-resident property owner to file a tax return each year — no exceptions. For years, that meant finding an accountant, making an appointment, and paying for a form that takes a few minutes to complete.
This service was built to change that. Just as you book your own flights to Spain without using a travel agent, you can file your Form 210 yourself: online, in your own time, with a named adviser behind you and no appointment needed.

The IBI is your annual municipal property tax receipt from Spain. It shows the Valor Catastral — the cadastral value — the only figure the calculator needs. The cadastral value is the official tax value of your property and appears on the IBI receipt, usually as Valor Catastral Total or Base Imponible. It has nothing to do with the market value. Your country of residence and the tax year are all we need in addition.
View a sample IBI receipt →When a Spanish property is sold, the buyer withholds 3% of the purchase price and pays it to the Spanish tax office. The seller must file a capital gains declaration (Modelo 210) within four months of the sale — even if no gain was made. In many cases, part of the 3% withheld can be reclaimed.

When the owner of a Spanish property dies, the heirs have six months to accept the inheritance before a notary, pay the inheritance tax and register the property in their names. If it takes longer, nothing dramatic happens: a surcharge and interest are added to the tax due.
That tax can be severe on paper, yet several regions grant close family a 99% to 99.9% reduction; in the Canary Islands a tax of €30,000 becomes €30. Which rate applies depends on the region and on the relationship, so ask our office.
